1970's era passive solar adobe guest house update. Total project involved removing bath tub and replace with walk-in shower; rebuild loft closet to include bookcase and stack washer/dryer; remove old kitchen cabinets and counters and update with new cabinets, counters, and appliances; bring mechanical room up to code; and strip and seal brick floors.




Interior/exterior alterations. Add French doors at dining room; remove saltillo tile floor and replace with oak to match existing living room floor; update electrical service panel; update powder room and guest baths; add windows in guest room/office; add deck off guest bedroom; add glass door for deck access; convert gas supply and appliances from propane to natural gas; convert house heating from baseboard electric to Renai, natural gas room heaters; repair roof, including new canales; and patch and re-stucco exterior.


Stabilizing the base of adobe walls. Restaurant in the historic Guadalupe/Railyard district.


Window and Door upgrades and interior modifications. Small, 100 + year old adobe house in the historic Railyard district. Demo old wood windows; rebuild rough bucks and headers; add French doors and install new windows; weather seal, plaster, and paint interior, stucco exterior; upgrade electrical system panel; improve drainage; add bathroom exhaust fan and energy recovery ventilation system for improved air quality; paint existing kitchen cabinets; and add new counter tops. 


Remove kitchen wall for pass-through to living/dining room. Demo common bearing wall between kitchen and living room with the complication of different ceiling heights while the bearing wall was built on an old, river stone yard wall. Client painted wall and installed a cabinet to fit on the flat concrete floor transition.


New construction. Over 1500 sq ft two bedroom, two bath studio/guesthouse; 2 x 6 frame construction; finished concrete floors;radiant heat; mini-split AC system; solar assisted domestic hot water; pop-up pitched roof section with awning windows all around to naturally light the home interior; dark gray basalt tile and slab counters used throughout the house; custom tinted interior plasters; and extensive interior custom wood trim details.
